Meeting with your Real Estate Lawyer

The first meeting will be an information gathering session.

For a seller the lawyer will ask you for the following:

1. 2 Pieces of Picture Identification of each party involved in the transaction
2. Agreement of Purchase and Sale
3. Tax Bill
4. Utility Bills
5. All Mortgages/loans against the property (bank and mortgage number(s)
6. Documents you received on purchase of the property
7. Survey of property
8. Copy of your house insurance

For buyers the lawyer will ask you for the following:

1. 2 Pieces of Picture Identification of each party involved in the transaction
2. Agreement of Purchase and Sale
3. Mortgage documents
4. A letter from your insurance agent that details the coverage for the property you are purchasing
5. A blank cheque for your mortgage

For the buyers- the lawyer will also discuss closing costs such as, but not limited to
a) land transfer taxes (Provincial and Municipality)
b) title insurance or searches
c) lawyer fees and disbursements
d) Status Certificate for condos
e) Search costs
